This 1,047 square-foot ADU is conceived to address a confluence of circumstances reflecting common storylines locally, regionally and nationally to provide affordable housing stock while alleviating growing cost burdens to live and maintain single family residences. The scenario also supports alternatives for providing 'wealth building' opportunities to children and family members whose rent is accrued as equity ownership. The scenario significantly lends to alleviating escalating market rent values facing all demographics.
This project bridges unique built environment requirements with fundamental housing needs, long-term liquidity and clever wealth building strategies. Site planning and ADU location supports and creates a residential 'enclave' leveraging numerous existing conditions as opportunities. "Nestling' the structure into sloping grade allows for a garage bay below while reducing apparent heights on the uphill existing residence side. Carefully positioning the ADU in relation to the existing house provided 'shared deck' scenarios as well as harnessing terrific views from the ADU while avoiding disruption to existing residence views.
This ADU is somewhat larger than other protype scenarios which appropriately reflects its context and long-term viability in sound financial investments for the property.
