The project’s programmatic core mission bridges an underserved Senior Affordable Housing demographic with complex Form Based Zoning Code design initiatives to realize a sensitive mixed use infill development on a vacant brownfield site.
At the heart of the planning, design, and construction strategy for 136 Croton Avenue is a focus on affordable, durable, and efficient design solutions to reduce energy consumption and environmental footprint, improve resident health, comfort, and well-being, add critical resources to benefit the surrounding community, and provide facilities that enhance public health and wellness.
Energy reduction will be achieved through the utilization of a high-performance thermal envelope with continuous insulation and high-performance, right-sized, smart mechanical systems. Design parameters will achieve Passive House certification.
136 Croton Ave includes 74 units of affordable rental housing for low/ moderate income families and individuals. Additional building features include:

Community Room and Fitness Center
Two Levels of On-Site Parking, 79 Spaces Total
40%, 50% and 60% of Average Median Income

Funding for this project was provided through Federal Low Income Housing Tax Credits, New York State Brownfield Tax Credits, County of Westchester IDA Tax Exempt Bonds, and NHLA.
